Make PropTracksy part of your agency day.

1. Open PropTracksy and choose Start free. Create an account using your email and password, or continue with Google. Use Sign in if you already have an account.
2. Your agency workspace opens straight away with the full Pro package free for 14 days. No card is needed, nothing is charged, and there is no approval wait.
3. For email registration, open the verification link sent to your inbox. Check spam too. When the verification banner appears, use Resend email or I’ve verified as needed.
4. A business registration number is optional. Open Settings only if you want it on your records; it is not required to use the workspace.

Before entering real property information, try the public demonstration with fictional agency records.

PropTracksy is a progressive web app (PWA). You add it from your browser and open it from your home screen.

• iPhone: open the Real estate page in Safari. Choose Share (under More in some layouts), then Add to Home Screen. Turn on Open as Web App if shown, then confirm Add.
• Android: open the Real estate page in Chrome. Use Install and create shortcut → Install. Older versions may show Install app or Add to home screen.

Follow the full iPhone and Android installation guide if your browser shows a different menu. Home-screen shortcuts open Agent home, Listings, Viewings and Deals directly.

Installation does not activate Pro or remove the need for an internet connection for sign-in, billing and signed-in money.

Every new account starts with the full Pro package free for 14 days, then continues on Free unless Pro is activated — there is no approval step.

Use fictional records for your first walkthrough. Read Storage, sync and privacy before entering property information.

1. Open Listings. Add Sample Listing Colombo 5 apartment with a location and price.
2. Open Viewings and add Saturday 10:00 for that listing.
3. Open Deals and add a sample deal with commission LKR 250,000, then close it if you want the signed-in ledger path.
4. Open Money to review commission income you typed.
5. On Pro, open Reports and review the pack.

On a computer, these sections appear in the sidebar. This guide uses the English labels; your chosen language may translate them.

1. Choose Listings. Enter the title, property type, location and a non-negative price.
2. Types include house, land, apartment, commercial and other.
3. Status can move through active, reserved, sold or withdrawn.

Choose Viewings to add a client, listing, date and time. Status can move through scheduled, done or no-show. The Calendar tab shows viewing dates you typed and can export ICS for Google or Apple Calendar.

Choose Deals to add a client, listing, positive deal amount and non-negative commission. Status can move through negotiation, agreement, closed or fallen. Choose Clients, Timeline and Reminders for notes you type.

Money is the signed-in ledger: sale commission, rental commission and consultation income, plus ads, transport, staff and office expenses you type.

Closing a deal may write commission income when you are signed in. Listings and viewings do not write to this ledger on their own.

Reports is a Pro tab after the 14-day trial. It offers income summary, expense summary and CSV ledger export as a pack for review.

1. Open Settings or Subscription from your account. Your current plan, trial end date and optional business registration number are shown.
2. To upgrade, choose the monthly or annual Agent Pro plan and send the invoice request. The MyTracksy team confirms payment instructions by email or WhatsApp; Pro is activated manually after payment is confirmed. Online card checkout is not yet available.
3. Renewals follow the same request flow before the period ends. To cancel, simply do not renew; your records stay in your account and the workspace continues on Free.

• Listings, viewings and deals stay on this device first. They are native property records in the PropTracksy desk.
• Agency money uses the signed-in ledger. Closing a deal may write commission income when you are signed in. Access is limited to your profile by database and storage rules.
• Signing out keeps signed-in ledger records in your account. Clearing website data can remove device-first entries on that device.
• After the trial: your workspace never locks. Pro reports pause on Free until Pro is activated; every record stays in your account.

Read the privacy policy for the full description of processing. You remain responsible for property records, device security and record retention.

• It does not list on LankaPropertyWeb, hold deposits, process card payments, or move money.
• Commission figures are amounts you type. They are not a payout from the app.
• The viewing calendar is dates you type, not a portal booking diary.
• Reports are a pack for review. They are not a portal export.
• Reports require Pro after the 14-day trial.

Listings, viewings and deals are records you type. When signed in, closing a deal may write commission income — a record, not a payment taken by the app.

Reports are locked after 14 days

Your Pro trial has ended and the account is on Free. Open Subscription to request Pro activation; the MyTracksy team activates it after invoice payment.

My listing is not on the other device

Device-first entries stay on the device where you typed them. Sign in with a real account for agency money, then open the second device while online.

The demo refused the commission

In the public demo, a commission recorded cannot exceed the agreed deal commission. Reduce the amount, then try again.

Closing a deal did not take a card payment

That is expected. PropTracksy records the amounts you type. It does not list on LankaPropertyWeb, hold deposits, process card payments, or move money. Commission figures are amounts you type.
